THE PROCESS

 

Whether you are highly experienced in working with an Architect or commissioning one for the first time, designing a new home or remodeling, the project should always be an occasion to create and collaborate. The steps below will give you an idea of the process of working with TDA on your project.

PHASE ONE - A:

PRE-DESIGN

Our initial meetings set forth your project program and our design process. During this phase, we are organizing and understanding your design considerations, your site, the environment and how Architect and Owner(s) collaborate. We prepare a formal proposal for the scope of work as well as investigate all zoning requirements and inquiring with your local planning department regarding your specific property.

PHASE ONE - B:

SCHEMATIC DESIGN

After receiving all relevant documentation regarding your site, planning guidelines and program requirements, TDA will begin the Schematic Design Phase. This is a back-and-forth of sketching layouts, sharing with you and receiving feedback until we hone in on your preferences and create the base of your design.

TDA is an architectural art studio, where we enjoy the creative process of both hand-drawing and digital design.

PHASE TWO:

DESIGN DEVELOPMENT

Next, we refine the design through Design Development — elaborating on your approved schematic ideas by use of CAD rendering and/or 3D modeling. We work with you to ensure the design strives for perfect fit and meets your expectations. During this phase, the team will engage with engineers and consultants with continued refinement of the design and engineering. With near-complete design development documents we can establish an accurate budget and schedule towards project completion.

PHASE THREE:

CONSTRUCTION DOCUMENTS

During the Construction Document Phase our team will coordinate with any additional consultants. We will compile documents from consultants and engineers, which will be used for all drawings and specifications for permitting and construction. These documents also provide the information needed to achieve accurate bids in the following phase. This phase finishes when we submit to your local planning and building department for permitting.

PHASE FOUR:

BIDDING + NEGOTIATION

Either through our contacts or your own, we will begin the contractor bidding process, help you review the bids and select the best contractor for your build. Meanwhile, Construction Documents are going through the permitting process.

TDA has many years of experience in negotiating our clients through the final costs, bid and selection of a contractor — this, in-turn, assures true value in finding the best prices for the best work.

PHASE FIVE:

CONSTRUCTION ADMINISTRATION

TDA shall visit the site at intervals appropriate to the state of construction to become familiar with the progress and quality of the portion of work that has been completed — observing the construction for its compliance with the approved documents. Our team will continue to offer assistance throughout the entire project from breaking ground to move-in and beyond.

 

 

ADDITIONAL SERVICES

Going beyond the traditional scope of an Architect, we offer additional services to streamline your project, such as: interior design, furniture selection, outdoor hardscape and pool design.
